Please be aware that the landscapers will be onsite and will be using leaf blowers and vacuums\, and it may be noisy at times\, especially for those working from home.\n\n\n\nTrash Can Storage – As per the notice left on everyone’s doors\, we do live in the woods and share our homes with animals. Bylaws state trash cans are to be kept in garages until the day of trash collection and then brought back inside the same day.\n\n\n\nProperty Modification/Front Door Replacements – Any modifications need to have prior approval from the board. Front Doors both the actual door and screen door are to be black. Any other color is not allowed and needs to be painted black to maintain the uniformed appearance of the community.\n\n\n\nDCA Fines – If you have received a fine for this\, it’s not a board sanctioned inspection\, it’s a state inspection. Therefore\, any fines assessed to the association have been passed down to the unit owners and will be subject to collections\, fines\, and penalties as per our governing documents.\n\n\n\nRoad Contract – To date\, the only thing that has been decided regarding the roads is that they need to be done and budgeted for in the next 3 years.\n\n\n\n2025 Budget – The board is working on the upcoming year’s budget and will have it complete in the coming weeks. There is an increase to water charges\, insurance rates among other items that are having an impact on the budget.\nOpen the floor to questions\nWhat else?

Step-by-step guidance and helpful tips will be provided throughout the painting process. SUMMARY:White Elephant & Cookie Exchange
DESCRIPTION:White Elephant\nEach participant supplies one wrapped gift\, usually of similar value\, for our game that will be $20. The gifts are placed in a central location\, and participants determine in which order (often by numbers randomly drawn prior to the start of the game) they will take turns selecting a gift. The first person opens a wrapped gift\, and the turn ends. On subsequent turns\, each person has the choice to either unwrap a new present or to steal another’s. When a person’s gift is stolen\, that person can either choose another wrapped gift to open or can steal from another player. Each gift can only be stolen twice per game. The game is over when everyone has a present. At the end\, the first player may\, if desired\, steal any gift – according to some rules\, even a gift that is out of play. \nCookie Exchange\nGot cookies? What holiday creations do you have? DESCRIPTION:Doggy Swim 2023 \n  \nSunday September 17\, 2023 \n6:30-7:30 \nIt’s time for our 2nd Annual Doggy Swim Day.   \nRegistration must be received no later than 09/08/2023 5:00pm \n  \nIMPORTANT: Every adult participant MUST complete a Release of Liability form. \nPlease read this document carefully and sign below. \nPlease return signed waiver and proof of current vaccinations to berkshireridgeoakridge@gmail.com \n  \nParticipants Please Note: \n\nEach dog must have written proof of current vaccines. License tag or rabies tag will not be accepted. Puppies under the age of 4 months will not be permitted.\nDogs must be well behaved\, sociable dogs; Aggressive dogs are not allowed. If a dog is observed to be aggressive\, the owner must remove their dog from the premises immediately. Event staff will monitor the dog’s activities for any signs of aggression and enforce this rule.\nDogs that have an open cut\, wound\, or hair/skin condition or look ill will not be allowed.\nDogs must be wearing a flat collar (e.g.\, no metal collars).\nA maximum of 1 dog to every 1 adult owner. The dog owner must always have control and oversight over their dog. The owner is expected to follow the rules of the event\, sign the waiver\, and remain with their dog throughout the event.\nDogs must be willing swimmers\, with life jackets if needed.\nOwners over the age of 18 may wade in the shallow end with their dogs\, however\, they will not be permitted to swim. No one under the age of 18 will be permitted in the pool.\nAll Berkshire Ridge Pool rules will be enforced.\nBYOT–Bring Your Own Towel.\nWalk dog directly before swim session -Clean up after your dog\, bags and waste stations will NOT be available.\nBerkshire Ridge HOA reserves the right to dismiss any dog or human for rule infraction unruly or aggressive behavior.\n\nHAVE FUN!
