DESCRIPTION:Opening Comments\nFall Cleanup will begin this week. Please be aware that the landscapers will be onsite and will be using leaf blowers and vacuums\, and it may be noisy at times\, especially for those working from home.\n\n\n\nTrash Can Storage – As per the notice left on everyone’s doors\, we do live in the woods and share our homes with animals. Bylaws state trash cans are to be kept in garages until the day of trash collection and then brought back inside the same day.\n\n\n\nProperty Modification/Front Door Replacements – Any modifications need to have prior approval from the board. Front Doors both the actual door and screen door are to be black. Any other color is not allowed and needs to be painted black to maintain the uniformed appearance of the community.\n\n\n\nDCA Fines – If you have received a fine for this\, it’s not a board sanctioned inspection\, it’s a state inspection. Therefore\, any fines assessed to the association have been passed down to the unit owners and will be subject to collections\, fines\, and penalties as per our governing documents.\n\n\n\nRoad Contract – To date\, the only thing that has been decided regarding the roads is that they need to be done and budgeted for in the next 3 years.\n\n\n\n2025 Budget – The board is working on the upcoming year’s budget and will have it complete in the coming weeks. There is an increase to water charges\, insurance rates among other items that are having an impact on the budget.\nOpen the floor to questions\nWhat else?
