Snow and Ice

Some tips to keep you safe during snowstorms and ice events:

  • Initial work during major storms is intended to keep roadways open. Walkways, stairs and landings might be cleared late in the process so please stay in place until you feel safe to walk outside.
  • Irrespective of how good the snow contractor does, there will invariably be slippery surfaces that exist in spots. Please be extremely careful when walking or driving in the community. Do not go out when you feel it’s unsafe.
  • Please be aware of changing temperatures following a snowfall. When temperatures rise during the day, snow melts and water runoff will travel across walking and driving surfaces. The liquid freezes as temperatures drop to form “black ice”, which is highly slippery and hard to see. Please stay focused on where you are walking to avoid these areas.

Snow Removal Guidelines

Contractor’s Responsibilities

Snow removal will be performed on all streets, sidewalks, driveways, front entries, walkways, around in-ground propane tanks and fire hydrants. Snow removal shall commence when two inches (2”) of snow has accumulated.

Phase 1

Snow vendor will arrive onsite and shall clear the main roads and sidewalks; and spread salt on asphalt surfaces and calcium chloride on sidewalks as needed, to prevent freezing. Once snow removal starts, the contractor shall continue the snow removal until the snow event has stopped.

Phase 2

Once snow has stopped. The contractor shall clear all home driveways from the garage to the street. Along with all gang mailbox entryways, and apply calcium chloride, as needed, to prevent freezing. If a driveway is occupied by one vehicle, clear the unoccupied side. If occupied by two vehicles, clear only the walkway and entryway behind vehicles to the street. Once snow removal begins, the contractor will continue the snow removal until the task is complete. Clear all home walkways from the doorways to the driveway and apply calcium chloride, if needed, to prevent subsequent icing. Once snow removal begins, the contractor will continue the snow removal until the task is complete.

High accumulation/lengthy snow event

At the request of HOA Property Manager the driveways can be plowed multiple times. After first driveway service, driveway snow removal will be billed at a time and material basis.

In the event of a high accumulation snow event where the available space for snow storage becomes limited. HOA Property Manager can request for snow to be moved on or off site. These services will be billed at a time and material basis. Please note if it is brought to the HOA’s attention by contractor that snow should be relocated after a large storm and suggestion is ignored by HOA. Contractor is not responsible for unsafe conditions this may cause or extended service times for following snow storms.

Black Ice

The contractor shall apply a de‐icing material.

Homeowners’ Responsibilities

If it becomes necessary to speak to the contractor, please exercise politeness. The HOA Property Manager is the communication path between the Association and the Contractor. Feel free to contact the HOA Property Manager.

Homeowners and residents are responsible for movement of vehicles from driveways, streets and overflow parking areas once crew has completed a street for driveway snow removal. Crew is not responsible to return to street for driveways that were occupied by cars. If the HOA wishes for them to return to occupied driveways, it will be billed as time and material.

Concerning the Movement of Vehicles

To avoid damage to personal vehicles, the contractor will not hand shovel the driveway (or overflow parking area) where any vehicle(s) remains during the snow removal process. The contractor will clear the snow from the end of any such driveway so as not to “plow‐in” vehicles, but the homeowner will then be responsible for clearing the remainder of their own driveway.

The contractor will not be called back to the community to clear areas that were not cleared due to homeowners’ failure to move vehicles while contractor in the community clearing snow.

Before phoning in complaints of contractor’s performance, please consider the items listed above, especially the timeframe allowed for snow removal.

No Salt on Concrete Surfaces

The application of salt and some other de‐icing materials degrades concrete. The Association’s contractor is authorized to use only magnesium and calcium chloride on concrete surfaces, and homeowners who are unable to wait for the Association’s contractor to apply these products should use only these same materials for deicing. Homeowner’s who use unauthorized products on concrete surfaces may be held responsible for any damage caused.
