  • Berkshire Ridge Homeowners Association – DCA InspectionTuesday, June 04, 2024, 9:00am-12:00pm
    • A letter dated May 6,2024 was sent to each association member that was in violation with the initial DCA Inspection
    • Corrective Action required.
    • The correction of the VIOLATION(S) is your responsibility, NOT that of the Association. Please make the necessary corrections prior to their re-inspection, which will be on or about Tuesday, June 04, 2024, to avoid the fine(s) imposed by the DCA upon re-inspection.
    • The DCA will re-inspect (Tuesday, June 04, 2024, 9:00am-12:00pm) all units that were found in violation. Upon the initial re-inspection, if these violations have not been corrected, the DCA will levy a fine against the unit owner.

Birdfeeder Resolution

Due to the increase in animal activity in the area over the past few years, the Berkshire Valley Homeowners Association Board of Directors has adopted the following rules and procedures regarding feeding wildlife:

Feeding wildlife is prohibited at Berkshire Ridge; this includes bird feeders of any kind. Feeding wildlife attracts chipmunks, squirrels, raccoons etc., who feed on the seeds. They climb up decks and make their way through soffits into attics/crawl spaces and cause damage to the common areas of the property.

  • Existing bird feeders shall either be removed or emptied of all bird seed, suet, and other forms of bird food.
  • Any empty bird feeder shall not be refilled with bird seed, suet or other forms or bird food.
  • No new bird feeders may be erected or placed on any common element within the association.
  • No seed or food for birds or wild animals of any sort shall be placed in the front or rear of unit, deck, porch or any other common areas.
  • Pet food shall not be put or stored outside for any period of time.
  • All garbage/ trash shall be kept in a garbage/trash can in the garage at all times, except for roadside trash pickup on the designated day.
  • Members will be responsible for insuring that their tenants, guests and invitees comply with this policy.

The effective date of this policy will be enforced beginning 05/01/2024.

Any homeowner intentionally feeding wildlife will be responsible for any and all damage caused as a result and fined according to the associations governing documents.

2024 Budget and HOA Fees

An increase of the maintenance fees of four (4%) percent per unit will be enacted on January 1, 2024. This will raise the current inside unit maintenance fees from $421 to $438, and outside unit maintenance fees from $525 to $546. Maintenance fees include water and sewer fees.
